Its a 2700sq ft brick colonial... what we know is there are foundations problems, mold on third floor and in basement, water damage on first and second floor, needs a roof, kitchen, windows.

What about other routine stuff like the refrig or water heater goes?

My day job is software and hardware and the starting salaries of new grads will make your jaw drop.

the only one what is more fussy is the water and sewage. it's the township and they report ownership changes to the tax dept, they require landlord info.

I know fist hand how different it is being a high school drop out with a GED and being a college graduate.

-Did the mover include the water/sewer hook up?

(I also include all stainless appliances and fridges with ice makers and door dispensing ice/water.)

My 2 cents BTW: for the record I had a new water heater taken from me by a tenant 2 years ago.

They are on a fixed income but pay their rent like clockwork every month.They are an older couple, take good care of the property (the stuff that wasn't fixed really wasn't their fault (old leaky water heater, crumbling chimney, no railing on the front steps).
