@Brad S.If the fridge is old and failed from normal wear and tear then it is your responsibility to replace it, however if the tenant damaged the fridge they are responsible for the repair/replacement.

We also assume we need to harden the property for animal damage, so we do not put in carpet, ONLY vinyl plank in the entire unit when we replace flooring (people love it anyway) and it is waterproof AND we do inspections (depending on property it is every quarter or every 6 months. 5 minute walk through.
