No doubt these are professional tenants, making claims to ensure you can't evict (some states don't allow for 6 months after a violation is issued) and they probably don't plan on paying any more rent, either.

I've got great credit but my real estate agent seemed doubtful that anyone would refinance given the current climate and now I'm a little worried I'm going to get stuck holding the bag with the hard money lender if we aren't able to refinance out after the rehab.Thanks so much!

So they has a test to ensure the foundation cement was strong enough to rebuild on and salvaged the best of the partial walls.

The cause was that the pier supports were on wood, not rock or cement blocks and termites and gotten into the floor joists, piers, and the wooden support for the piers.
