16 Units @ $3000 Per Unit = $48,000/month-$3000 Insurance-$3000 Property Taxes-$400 Landscaping-$500 Dumpster Service-$4800 Property Management Fee-$1440 3% Vacancy-$1440 3% Capital Expenditures($14,580 Total Expenses)=$33,420 Per Month or $401,040 Per YearI'm a builder in the Houston market and could potentially have this opportunity.

Hello Bigger Pockets Forum,While I was in my MSIRE program a few years ago, I had a professor who asked us to custom design a variety of lending/ financing options that would best suit both the borrower and lender landscape. 

Don't plan on holding onto a large balance on the HELOC for a long period of time b/c those interest only payments could creep up depending on the landscape of the market.

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.

Rents would be 2000+2650(util inc)+1200=5850I owe about 360k on the Mtg in NYNY Expenses: Mtg-1700, Taxes-650, Ins-200,Heating Oil-200, Cable/Internet-150, Water-200, ConEd-500, Landscape-150, Supplies-100 = Total of 3850 Leaves me with +/-2000 in profit.. and realistically , after the Tampa mortgage payment is made, I have $400 left over every month.
