@Javi De Paz and @Andrew Wong there are a few Bay Area BP meet ups and I would highly recommend attending them.We do live in a higher price point compared to most of the United State, but there are areas within a reasonable drive that can come close to some of the areas out of state.

Many of the multi-families in the city are constructed so that they can be de-converted  to single family homes(which can very often be highest and best use) as a possible exit strategy.  

Hi Ake, I see this post is a bit old, but my understanding is that in Berlin you won't be liable for capital gains tax if you live in it for two years, or if you don't live in it but own it for 10 years (I think either 25% or your marginal tax rate if lower). https://www.immoverkauf24.de/immobilienverkauf/hau...I think the main issues for live and flip are the large transfer costs in Berlin, up to 15%.

Can I still buy a property with an LLC registered in say Delaware.

I would suggest working with a local agent and also thinking about the outlying areas, canal winchester, newark, marysville, delaware, etc. 

For any of those curious, I am looking into the Chester County, PA (namely Exton or the Brandywine Valley) and portions of the Delaware County, PA markets, which are areas in the southeastern part of Pennsylvania, a short drive outside Philadelphia.Look forward to hearing what you all may have to say!
