As @Jared Baker mentioned, if you are the buyer they can present a great opportunity, although there are obvious risks associated with cost over runs in any necessary rehab/repairs.I read this as if you are asking if you foreclosure is the way to go to get OUT of a property.

CV19 might present deals with people with liquidity.I also expect the stock market to start to bottom after another 15% drop.

We run into serious scheduling issues with the outgoing tenants.The property is not always presented to the perspective tenants in the best condition which causes perspective tenants who would have otherwise wanted the property to look elsewhere.The condition of the property is different than what it will be when the new tenant moves in.

You preserve the 1031 exchange, buy an investment grade asset that builds equity fast, and frees up some of the 1031 cash to then take time to buy what you want when the right deal presents itself.

I have done thousands of deal evaluations using all the BP calculators and other REI calculations, until I was comfortable taking my numbers and presenting them to investors with confidence. 

I know that’s my primary goal and first option we present them with.
