I think there may be Fairfax county rules against this, but I am wondering if anyone has an idea of how loosely/strictly those rules are enforced.

What are some best strategic marketing ideas have you seen that will target specifically into gaining "Bigger Multifamily" (40+ units) accounts for a management company? 

If you're happy with the idea that you might lose half a mil at once, you can put two small rental properties in the same LLC.

California tends to have more laws on the books and requirements and restrictions that it can be a good idea to form a CA LLC for out of state property so that you as a CA resident are covered, and to try to have your contracts fall under the purview of CA courts.

We are growing Property Management Company out of Spokane, WA that is Looking for the Best Marketing Ideas to gain bigger Multifamily Accounts. (40+ units).

However, I do not have enough cash to do the rehab anymore due to too many deals recently so I came up a new idea and am currently talking to a few ppl. 

Its generally a bad idea to buy a property if your spouse is representing the other side, thats a recipe for a lawsuit.

Or just call around in the area where I stay and just get an idea?

I have no idea what the costs are in Fresno for this type of membership, but they are usually only a few hundred a month in SF Bay Area.
