And you do need to judge for your own self if an eviction is something you want to take on.

Of course you have to abide by state and local laws, as well as whatever judges in your area think is "fair" if it ever goes to court, so my first goal would be to learn the law on late fees inside and out. 

I was worried that the opinion is 'they had mold' (and that possibly a judge would rule in their favor if sued).  

I do see other landlords saying that part of their screening involves judging character, the tenants' cleanliness of their current house/car, or just going with a "gut feeling", and all that seems rather subjective but that is what you have to do, right?

If your a good judge of character then meet with them on a specific property and have them walk it with you and give you numbers.
