I could have cared less if the rent was paid.I managed a 320 Unit complex, where a 26 year old guy with a 18 mo old baby, had a good job, nice lady,  he got shot dead in his a hallway over a $400.00 pot deal gone bad,so don't try and tell me that Pot is no problem, and the day before he stood in my office and paid his rent, signed his lease renewal,  and less than 9 hrs. later he was dead.

Got to have a view of something more than a junk truck and trailer in front and dead lawns.

Contracts aren’t just for legal reasons, it’s a chance for the partners to sit down and flesh out the details so everyone is 100% in-the-know about where risk lies, and what the expectations are both financially and logistically from each person.

Not sure how expensive this approach would be and whether people have success in attempting this.I'm not trying to "steal" this property, but if the guy is dead or can't be found... ???

You also have other issues with lease credits (many actually) as you'll have a sale contract and a financing arrangement and with a tenant buyer and the seller being in the business, violations of the SAFE and Dodd-Frank Acts.Lease-options just aren't the "go-to" contract they were several years ago, rent-to-own is pretty well dead and considered a`predatory lending matter as they were done in the past.
