The non-paying tenant was a problem for a lot of buyers but wasn’t a huge concern for us.

If you have plenty of cash on hand and can pay off the CC then those concerns mostly go away.  

We have concerns to prepay any further as we suspect that he keeps taking the working capital and uses it to finance his other projects instead of buying the equipment and paying plumber.

This particular agent is the top agent in our county, by far, so maybe she thinks he can sell it faster.On top of that, she's nuttier than squirrel poop which is why I'm not too concerned about letting her go.

The numbers look good, but I'm concerned about vacancy time and service providers for such a small town...Anyone here investing in rural areas?

IF you are having such issues or concerns about tenants, step up to a different class of rentals as soon as the opportunity avails itself.

I'm a little concerned about giving my information to someone over the internet and also making sure that what they are offering is what they can deliver on.

The brother's lease goes until June 2022 and the other tenant is month to month (so I'm not as concerned about that one).

My only concern would be the quality of the paper.
