Your letter brought to light some points we hadn't even thought to make in our communication to our existing tenant.I have done a lot of reading on BP, and a common theme I notice is that "existing tenants when purchasing property = not good" and I'm really hoping for the best outcome here.

I wouldn't bother signing with a realtor and communicating with a contractor until you are 100% serious about an area and want to pull the trigger.

Ask them about the sponsors integrity, communication, and ability to deliver on their projections.

Communication with your parents is vital.

@Jennifer Gardner I own a vacation rental in south lake tahoe (city limits) and manage communications for few others in the county, as well as in over the Stateline in Nevada.

A good PM is a good communicator and will keep you in the loop on late rent, when you'll be paid, etc. etc. 

US modular - cheap but after reading many of their reviews and having some communication with them I wouldn't touch them with a 10 foot pole.
