I own an investment property outright and paid with cash a few years ago.

Purchase price: $640,000 Cash invested: $1,200,000 Turned a shuttered and rundown 13-unit waterfront motel into a brand new vacation destination with added lakefront "tiny homes", for a new total of 20-units with yearly gross over 500,000 and cashflow averaging $40k monthly.

Comparatively to the markets in California and NYC, it is much harder to cash flow with how inflated the purchase price is of most properties in these markets vs properties in Philly. 

I was thinking that the cleaning fee could simply be covered by whatever the host is currently charging their guests, and the maintenance fee could be a set monthly amount to cover basic needs such as pool cleaning/maintenance, lawn care, pool deck cleaning, and minor touchups.What do you all think about this?

Let the insurer take whatever steps it finds are necessary up to and including payment for the loss which may or may not be as much as or more than the amount of insurance.

Looks like some potential for decent cash flow.

Approaching the end of my first BRRRR (rehab to be done in 2 weeks) and I'd like to reward my contractor with a cash bonus; I'm wondering what an appropriate amount of money is to give him.

The problem is I'm not cash heavy at the moment.

I am currently living off a small amount of self employment income, savings and 401k due to health issues so I don't go on the financing per my lender.
