Had to replace carpet because it got so worn it became I tripping hazard.

We are all trying to save $$ but remember.....this isn't hanging drywall, or painting, or carpet or counter tops....this holds the house up !!!

Assuming you use the same tile, carpet, paint, etc. in all of the units you have to keep the excess stuff (that you will use at the next unit turnover) somewhere.

Perhaps a clearly defined spec menu of faucets, sinks, paint brands, carpets, etc. 

There is pet urine and feces throughout our home to the extent that we are going to need to replace multiple baseboards and some sheetrock and all the carpet in our home.The garage door has been backed into and knocked off its track and broken.The landscaping in the yard is completely dead, driplines and sprinklers have been chewed off by animals, I have liens on my home from unpaid utilities, and Mario didn’t even know that his sub-tenant moved out of my home.

Upgrades - fancy countertops; fancy appliances; upgraded carpets; high-grade insulation; etc. 

@Yiftach Ilyov....Cap Ex is Capital expenses.....its the expense category for big ticket long term items like roof, carpet, paint, HVAC, etc that every property will need to have repaired/replaced at some time.

It needs a couple of new windows, paint, carpet, some woodworking outside, and other repairs.  

If she has been there for 12 years plan on new carpet and paint at a minimum as well as several other cosmetic updates.  

The floors are trashed: crappy carpet with cigarette burns throughout.
