That is the best way to do business and keep from burning future bridges with people.

I personally invest in mobile homes for cashflow in Wichita and am currently investigating the possibility of a small apartment building within the next couple of years.  

Yep agree with Rhondalette here, I know cash will burn in your pocket, but let them for a while. 

I know there are several investor services that help that but I just get concerned they over-saturate markets and I've seen people get burned.

I remember listing to a podcast a few months ago about mobile home parks being a good cash flow investment.

so here was my first deal:2004 I purchased a four acre parcel that included two doublewide mobile homes for $65,000. 

Then headed to a town south of us to a place that flips mobile homes.
