Might say what land prices are in the area, not sure I'd tip my hat too much about specifics as such a plot wouldn't be hard to locate, why bring competition.....sounds like you have more than contact with the seller and your implication of thinking about it for over a year sounds like neither party is highly motivated.Shane, you might touch on basic ideas for the use of the property, there are many ways to design the deal, the use of the property can affect the way you begin.

I'm a graphic designer from San Diego (though currently am working via internet from South Korea for a year) and am looking to invest in Oklahoma.I haven't had any experience in real estate yet, but I've been saving up money and reading a lot, so I hope to make my first multi-family acquisition this coming fall in the Shawnee, Oklahoma area.
