Also, being willing to take on distressed properties and muscle out the rehab will help you filter out some of the competition from the hedge-fund investors who are willing to pay top dollar (typically above asking price) for rent-ready properties in these markets.Rents are growing at 8% or more YOY in these markets.

I'm very intentional in my selection, aggregation and subsequent filtering. 

If I saw a post dealing with something I didn't like, I wouldn't waste my breath. :)

I won’t hold my breath.

From that I became pretty good at filtering inbound requests. 95% of advice I got was pretty worthless, but 5% were absolute gems.

Don't hold your breath waiting to hear their personal examples.

It is your job to filter them down.
