You make money on the spread, but you don't have all the risk that comes from "owning" the property, but you essentially "control" the property with a lease.

Essentially what he's saying is they are targeting folks who don't know enough about what's going on to know what's going on.

This property is a condo that needs rehabbing (kitchen, bathroom, flooring, paint, hvac etc) down to lighting/plumbing fixtures. 

In the process of planning the install of new HW heaters, 1 bathroom rehab, some floor refinishing, and cosmetic repairs (light fixtures, curb appeal foundation plants).

There are some “shared driveways” that are essentially shaped like a “T” and reduce the buyer pool considerably, which in turn reduces the value of the property.
