This limits my ability to see if they are employed, any information on prior rental history, criminal history etc.I planned to ask the owner to get them to sign a month to month and tell them that my intention is not to put them out after each month (which it isn't) but in case things go bad I do not want to endure it for a year.

Talking to people who have owned them longer than me from the provider I used it’s not unheard of to have no maintenance the first couple years (out side of a tenant turnover).The houses I’ve bought anyways have entirely new mechanicals, roof etc so it’s unlikely any of that will go bad in the first 5-10 years.

@Terry Lao if it helps to not burn as bad....MAYBE they did fix something that isn't visible from pics or the exterior...like plumbing, sewer, electrical, mold etc.

People will tell you grades don’t matter and the people who typically say that have bad gradesIf you can maintain grades while working part time then I would get a part time job in real estate.Good books to read include many here on BP, including David Greene’s book, and Brandon turner books.A lot can change between junior year in college and a couple years after.

My bad, I thought the owner was doing only a piece of the downpayment not the whole note, so was outlining more conventional financing.
