Everything went well thus far, they did the home inspection and we agreed to do all the minor touchups and stuff on the report.

Cost (fixing inspection items, carrying cost, staging) (3%) = - $3,960Subtotal Profit: $112,200Additional money in your pocket after 2 years of doing the Sandwich Lease Option = $16,200

There has to be a solution for this until I can pass a 4 point inspection and secure a traditional policy.

If the buyer worked through and agent, more than likely they would not be in this position unless they missed a deadline for inspection, etc.

@Ann Bellamy do you know of any that focus, or at least touch on, commercial outside of multis/apartments?  

You can loose a year of cashflow very quickly to unexpected roof repairs, furnace or air conditioning replacements or even exterior painting for a random C of O inspection or a shocker come tax time.

If you haven't looked at 100 apartment deals and spoken to property management companies on running scattered site mfam (apartments that aren't big enough to support onsite staff) chances are you're in for some surprises.Don't be arrogant and in a hurry like I was.
