Budgeting for Larger Repairs - Is your property manager budgeting for larger repairs and anticipating the timing of expenses accurately?

Most inspectors were contractors previously (at least in my area) and will give you a raw opinion of not only the property/condition but also the people they interacted with.Most of the time these things never materialize, your tenant would have to have an attorney agree with them, the money to pay for the attorney, and the time to argue about it in order to take this anywhere.  

This puts you ahead of the curve in anticipating what's to come at a local level and is another tool in helping you plan your strategy.

I anticipate to get 1-2 deals from it.
