I am in University and have my Real Estate License and am planning to work part-time as an Agent once I pass my exam to make connections and to keep learning about my San Jose/Santa Clara Market (plus hopefully increase my income).I am saving all I make at my current job and am trying to understand at what point I can start looking to buy my first Property.

If you find that properties without central AC are sitting on the market longer or renting for significantly less, that could be a sign that it’s an important feature in Columbus.Ultimately, while the lack of central AC might narrow your tenant pool, it doesn’t have to be a deal breaker if you can find ways to compensate, either through rent pricing or future upgrades.

We agree with @Travis BiziorekBay City, Saginaw & Flint all have low price points, but little to no growth.There are better opportunities in Detroit, even Midland (home of Dow Chemical).

A class A property may be good at a 4% CoC return but a class C property may not make sense at a 25% CoC return.Unfortunately there isn't a 'magic' number for returns that span all asset classes, you'll need to make sure you are educated on the asset class in which you want to purchase.
