She pads the padding so to say, making a $35000 renovation quote which includes padding into a 45000 estimate with no real justification.As for profit, she says she wants a set % however, when a house produces a dollar amount under $20k of profit, then all of a sudden the % doesn't work any more.She is so scatterbrained at times, I have no idea how to deal with her.

Those 3 SFR's in this area would probably produce ~$2700 to maybe $3000 per month in rents.Now granted, 14 apartments is a larger management task than 3 SFR's, but it produces over twice the revenue.

Of course, I explain that I am not at all affiliated with those people, and that if their website is lying to them about how to get support then they should assume that they are being fed other lies as well.Maybe the Vegas couple have seen that I offer great value in the posts already produced on BP and would provide far better info ... :)

When I told them it was going to be an investment property until my wife returned to the location they changed all the rules.1) I no longer qualified for the low interest rate.2) I had to come up with 25% down. 3) I had to show them how much I would have based on the rental market in the area.4) I had to produce a letter stating how much the current rental rate was in my area and what the potential profit would be.

I'm looking into purchasing a large condo or townhome (3+ bedrooms) on the cheap, investing some sweat equity and renting the extra spaces out to roommates to pack away equity and produce extra cash flow that can be invested in future properties.
