Typically what we look for in a borrower is someone who has a good track record, (at least 5 in the past year) along with purchase HUDS, statement of work as well as sale HUDS.

It looks like this:THEM: I wouldn't be ready to rent this for six months.ME: I'm sorry, but we are not holding the property vacant for more than two weeks.

Unfortunately, this is far more complicated than "you can defer depreciation recapture with a 1031."
