Get as much verification as possible by scouting for his advertising  and getting someone who can verify it is in fact a  daycare other then the neighbor who may be totally correct but has a history with the issue.

I also believe syndications that file a 506(c) need this verification as well but don't quote me on that.

I would look at a lower credit score but only if you do a rental verification and collect a double deposit.

If it is not listed then the landlord can pay it, say they won't pay it and the renter does (But there is the risk they would rather shop around to find one they don't have to), or often they split it.If the market is weaker the landlords will advertise they will pay 1/2-1 month fee to an agent that brings them a qualified renter (In that case you will have them run the reports for credit and criminal and do all the income verification and provide the info).I have had lousy success listing my places with agents so I now do it myself but will work with agents.

One I had planned to make into a VR I bought late 2019 and the pandemic hit before I could get it ready and I panicked and ran it as a long term rental.  2021 went amazingly well so it was the push to to get add some more.

:D There was a thread (i believe under wholesaling) in last seven weeks about using craigslist to to locate buyers (investors), locate sellers and using craigslist to assign the contracts-all in one.
