It's been my experience that they're open to it if I have really strong rents on the subject property(s).I like working with them but am always looking for new/different banking relationships as almost all of my financing has 5 year balloons.

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

Wei,  I am a mortgage broker in chicago and there is s huge difference between brokers vs lenders vs banks.  

I would have a frank and reasonable conversation with the tenant(s) and explain to them your concern. 

The "co-invest" I mean is to share the purchase price so that my partner would treat my property like his or her own so that s/he would put effort into it to make it more profitable unlike those property management whose only interest is to eat as much of investors' cashflow as possible.
