Just in my rather limited use, I’ve seen it literally $100K+ off from other comps.

I'd make sure you have some decent reserves just in case a capex or repairs/maintenance issue sneaks up on you before the money you set aside has time to accumulate. 

@Justin Butterfield - You'll have a proforma of what you think the property will do. 

@Paul Flynn  I would not wait on the sidelines to wait for the market to crash to buy buy buy....but I'll spare some $$$ to buy (just in case if it's crash or most likely slowing down).

With a national firm you'll be in good hands overall but the quality of your personal experience will be limited to the quality of sales rep assigned to you and your access to actual consultants who can answer avoid  and anticipate all the crazy situations that can arise.

My credit rating is well over the 720 mark which will get me the best rate as I was told by a rep at SDFCU.

Save about a 1,000 for rent prep fees, just in case they are not willing to take the debt out of the first months rent.
