Today my Airbnb stock shot up 13% in value because Airbnb bookings worldwide were much higher than expected in the last quarter of 2022.The issue with hosts not getting expected bookings must have to do with an over saturated supply.

Maybe not to that extent, and yes, every geographic region is different, but assets today are generally overinflated including RE values and the effect of interest rate hikes on demand is going to take several months/quarters to see it's impact before we start seeing less speculative property types begin to stabilize/decline in value.As to the question about why I didn't buy in 2018.

So if there are 12 solid comps that sold via the MLS, in the same subdivision, within a quarter mile of the subject property, over the last 6-12 months - we might look at comps 3-7 as serious contenders (instead of 1-4).

So while they still have the inventory, they just acknowledged that the model is struggling (may have some of that anticipated future earnings and optimism already baked into the stock price) and they won't be able to sell homes in the anticipated timeframe, so short term quarterly earnings may be less.There are some other big players listed on the stock market like American Homes 4 Rent, amongst a few others   They have something like 53,000 single family home buy and hold homes.
