Are their listings detailed with good-quality photos?

I have talked to others in the area and it really is hit or miss, but good management and a professional listing really seems to make the difference.

I have come across a few and even listed one recently with a assumable loan but they need about 30% down because of the seller's equity position

Pick a market based on the demographics, for example, and then get comfortable with what things cost and what they rent for.

Hope you were able to offset some of those glowing reviews, and maybe a courtesy report to the local BBB and Angie’s List.

If you have a B to C site with irregular or small parcel shape then tenants tend to pick 2 to 3 sites in an area and pit landlords against each other to see who will give the tenant the best terms they desire on a lease.

Looking for some insight if I should wait to purchase in the hopes of more multifamily properties becoming available in the future, if I should make an extremely low ball offer on what's currently listed.

Go to some networking events in both areas, get on some wholesaler buyers lists, and have an agent set you up with an automated search on the MLS so you can start to follow trends both on and off market. 

I could have probably gotten it done for cheaper, but T&H had a list of contractors that they worked with and they were on top of it.
