I would suggest you start by visiting a credit counseling organization (which you will have to do before you can file for bankruptcy).

I need to make sure I receive all the violations at once, so I can avoid this "oh and by the way" type of harassment they appear to be engaging in now.I'm also considering trying to organize a payment plan with the HOA.

I think where you would get the gains is in finding and partnering with the organizations that interact and maybe even mentor these groups - colleges, parole officers or starting over programs, independent living organizations, etc.  

Network at your local reia or real estate meetup groups and organizations. 

I also liked the way you have everything laid out in such an organized manner (on your website) including the numbers.You should buy this using hard money first.
