@Nora Lugounfortunately it's difficult to just "get a mentor" - I'd go to some local REIA meetings and network.here's some good reading before you buy a random property in Memphis because it looks good on paper.

Research local zoning ordinances and regulations to ensure short-term rentals and accessory dwelling units are allowed.

I mean, we can write a book here (and some people have) on this topic but the right suggestion is to get with a realtor that is local to you and get prequalified with a lender.

I've spoken with the local housing authority, but I am noticing some inconsistencies between guidelines and what the people at the authority told me.

We're apprehensive about current rates and the cost in SoCal, but would rather do something local before dipping our toe in long distance investments in other areas of the country where we have lived or have family.
