Thinking of Freeport, niceville, crestview, etc.I like Freeport overall and naturally I’m looking at rentals rates vs the cost of townhomes and single family homes.

Just weeks away from wrapping up another successful project that is generating a 12% APY return for our private lending partners.This got me thinking about what makes real estate partnerships truly work. 

We are very familiar with the area but need advice on how to identify potential opportunities and analyze the deal as an investment property. 

There’s part of the answer.Anyone else experience this same increase in costs?

Most investors follow the 70% rule of thumb (ARV x 70% - Rehab cost = offer price). 

The days of just putting something up and hoping for the best are long gone. 

The bigger the property, the different the agent on the commercial side.

I haven't bought a 2-4 unit with the VA loan yet (been living in expensive markets lately) but I will as soon as I exit the military in the next couple of years!

Otherwise the damn thing is just two or three or even four stick built houses that are joined together. 

I feel like the market here is very tight, and most of the properties I analyze are tight or don't make sense.
