I just read this blog post https://www.biggerpockets.com/renewsblog/places-invest-real-estate in which 6 markets were scored across a few categories:- median rent: median value- rent to income- taxes to value- insurance to value- average appreciation- unemployment- crime- population growthA few people commented afterwards and highlight job diversity, % renters, and % vacancies are also important.As far as sites people use, I’ve only heard of city data but I’m not very familiar with that site.

I was talking to an acquaintance the other day and they informed me about a strategy where one can essentially partner with insurance companies for when an insurance client's home is destroyed through natural disaster or other causes and the client can be put up temporarily in the rental instead of being put up in a hotel  by the insurance company for the time being.

To the extent that there are obligations that transfer with the property, this is why we have title insurance.

If it makes any difference, I also own another house that's fully paid off, but currently does not generate any income ..a close 70yr old relative lives in it rent free, she does pay property taxes, insurance, and utilities. etc., so nothing is really coming out of my pocket, but that will be another source of income when the inevitable happens.

I had access to one portfolio and it looked like this: 23 units total3 fourplexes5 duplexes1 half duplex$185,200 gross rents$1,692,000 asking priceThis would be probably around 11k mo (loan, insur,tax,) and 15,416 in rents.
