I have identified a couple neighborhoods that are becoming a bit more trendy (Highland Square, near the river and businesses in Cuyahoga Falls, Goodyear Heights) and have solid blue collar residents.

Identify markets you are most interested in, see who the best turnkey players are in those markets, and pick, then go meet them and choose.  

My question is, does anyone have a good check list for walking a property pre-purchase to identify things that need to be fixed?  

It's also difficult to identify comps without knowing the property, condition, location, etc..  

There are some "Investor's friendly Brokers" in town when it comes to Investment which you need to be able to identify by finding out what they will offer you.
