Seems you're trying to do the "investor thing" with you family.The way I see it, if you are thinking you will acquire the home and make repairs with the intent to profit, that profit has to come from some place it doesn't come from thin air and the value of acting as a contractor on such a small repair job is hardly worth the effort.That means the only way to really make a profit is to buy it low.

Most importantly, things like the roof, furnace, bath/kitchen renovations, flooring, plumbing, central air, and foundation/structural.

If you apply that 50% thingy "rule" it doesn't look so hot...

Hello all, I own a 4plex in Louisiana and I know it has 4 vents on the roof, but the vents don't have a protected cover going from the upstairs bathroom out of the roof.So I think the vents just suck up the hot air and it seeps out at any one of the combined 4 vents.Question: Is this normal in a 4plex or should there be a tube the air goes up?
