To get an NMLS license, you need to take relevant courses and there is a difficult test to get a NMLS license that more than half of the people fail that take it on their first try.A lender doesn't need a license to do DSCR loans in many states but if they have a NMLS license in any state then they have a license they are going to try to keep and be better educated in lending overall. 

I've even seen distressed multi-families in some of the better neighborhoods sell to investors who convert them back to single families. 

Could you take your capital and invest it into another property with better returns?

Money now is better than money then is how I looked at it, and how I was able to justify the move of the money due to building a unit that will add that much more income on my passive income side of real estate. 

There are better alternatives.

I'd suggest talking with a lender about SBA or even better, USDA lending.SBA will probably get you a 10 year term. 

Watch the market to get a better gauged on what is selling and for how much.

@Robert D.The better question for this forum would be for someone to recommend and attorney that has helped other investors out of demo court.  

I suppose even a 1/4” layer of sound dampening membrane is better than nothing, but why on earth would replacement of the entire subfloor be required?  

If you prefer more stability and not needing to make money, the northside areas could be a better fit.
