I don’t want to be paranoid and over-insure, but I have heard stories recently of guests at STR cabins in the smokies literally burning the cabins to the ground so I want to make sure I’m covered.

My guests Yes treat their vacation homes even better than their own homes, The homes are cleaned & inspected between each guest stay, and did I mention you can enjoy it as a vacation haven as well?

The new agreement between the city and Airbnb/VRBO to charge the city HOT tax to the guests directly is a great change for hosts!

Many hot STR markets have their own Facebook groups for owners, guests looking for homes to rent, etc. 

On the Rentalizer tool, the NOI and Cap Rate actually increase when I lower the number of guests from 10 to 4, I'm curious why this would be the case, and how this is being calculated. 

Will help keep the layout on that floor flexible for different uses by having a guest be able to use the bath.I'd spend the money there rather than shoehorn in an island.

We used to have a monthly BP meetup (Brew Dog in Roppongi, 3rd Thursday of the month), but with the pandemic (and I moved to the US for a bit) I am not sure of the status atm.Still, I'd be happy to meet up for coffee or whatever, and can reach out to the 1-2 other I know from these forums who are still in Tokyo (sadly, many have moved away) and interested in real estate. 

I wanted to ask if anyone has heard of the guest contact role with Evolve.

Most of the work I've had to do is simply answering guest questions and inquiries, and checking in with my cleaners when guests leave things behind and what not.
