Hey folks,I am getting ready to close on my wife and I's dream home.

There are down payment assistance programs out there to lessen the burden for lower-income folks, but you will still end up needing some assets whether it be for closing costs or establishing a reserve for maintenance. 

I searched in BP and folks here said single member LLC can elect to have EIN too.The thing is I am applying for a mortgage under LLC and lender requires EIN in order to not report the loan to my SSN.

Would you raise rents on these folks who have a fixed income or just leave them be?

I'd find mentors and network with folks who are successful doing what my long term goal is.

The more doors you own, and more partial payers, folks who need to pay rent on their paycheck dates not on the 1st. 

I think like most folks I’ve started out excited about the potential of having that extra cash in the pocket in a few years time through REI, but I feel burnt out without even having my first property and I’m finding it harder by the day to find deals that make sense.Part of the issue is finding where I want the property.

I expect that values will continue to rise in Florida but do investors expect that the extreme price appreciation this last year may flatten over the next few years or given the migrations and low inventory and low rates folks still believe at least average appreciation may be realized ?
