I thought I would post what I am working on and ask the experts who have an active system to comment on what else I need to put in place before the calls start coming.

So to conclude my posting,  I would just like to ask any seasoned experts,  if you think this would sound like a good plan to follow,  or if you have any advice that I might need. 

I'm really not an expert in the area, but as far as financing I would do whatever is cheapest in terms of interest and payments.

Again, I'm certainly not an expert -- though I personally invest with Ned who has done many hundreds of these, so if he clarifies anything I say, you should trust him...  :-)I believe the foreclosure must be INITIATED -- not COMPLETED -- prior to the 2-year expiration of the lien.
