Tenant gets mad and says I pay this rent because the condition of the unit.

You do not want a cheap house in a bad area but instead want an underpriced property in an average to good area if you can get it.I know low price house buyers that buy in areas like this will get mad at me but this is exactly why I do not like these properties.

I would have two concerns. 1) tenant doing work on unit is a liability ie screw driver slips and cuts their hand and they are out of work for a few days. 2) There will be a period of time when you don't have a key to your property.

If Investment is the driver, then I'd say you need to rent it out on a year lease (or at least rent it out year round as a vacation property and maybe take a week or 2 for yourself).

Yes, it takes time and effort to accumulate that knowledge, but how are you going to truly evaluate your note deals, if you don't understand the underlying principles, markets, drivers, strategies?

Some things I've caught that are lies: - Owner information that's not the owner (just like you - this is the #1 thing) - Addresses that are not where they live or lived - Incorrect birth date - Incorrect driver's license number - Stating they've never had an eviction filed and see that they have had multiple evictions Remember that show "House"?

Is it possible that that could be a driver for mold.
