The key is pretty simple - buy a house cheap enough so that you can make some repairs and resell for a profit (or just resell as is for a profit...although some people consider that "wholesaling").My best advice would be to learn as much as you can about your target market and costs to cure them.

Buy cheap, and sell higher then you bought it for.

When it's a high rate (as in private money) you want to do just interest only 'till you're able to refi out and use conventional (cheap) rates instead.

Cheap single family, live with a roommate, save money for downpayment then buy next house.orB.

Don't put a free and clear million dollar property in the same LLC with a cheap duplex, but it's probably okay to have a few SFRs in each LLC.
