@James Bridges, if you have any equity in your other property, you could talk to a bank about a home equity line of credit (HELOC) or you could look for a higher balance credit card with no interest for your first year and pay that balance off before the year is up.

I don't know laws governing Detroit, but in California, if partial payment is received by a landlord even after a 3 day notice to pay or quit, the tenant can use this as a defense in court.

The 1031 by one party does not have to impact the other party in the least.In defense of your realtor though - What they may be thinking is if you were doing a 1031 and were going to buy a property using FHA money.
