Unfortunately, many transactions never make it there.It's much better than it used to be, but there is still plenty of opportunity out there that I (and my clients) choose to not pursue.

As a buyer, you don't pay commissions and many realtors in tough markets (like mine too) have some not-yet-on market properties that they keep close just for their clients.  

That's the exact kind of situation I'm hoping for--someone looking out for their client. 

While my operating agreements for clients are custom-made, I do not have the tax background to incorporate all of the tax code citations and rule regulations that are pertinent to real estate investors, which are included in Bill Noll's LLC operating agreement.

When meeting with clients the first order is to discuss (A) their personal assets, (B) break down their current investments portfolio and other business ventures before discussing any (C) future goals.

Has any one done this type of equity partnership with a seller or has any realtors advised their clients to take such deal.

I'm still finding good quads in the $450k to $550k price points for my clients that cashflow with 25% down. 

@Brenda Henry I've had clients in the same exact situation you are as an owner occupant inheriting tenants and here are some quick hits to consider and do once you take ownership:- right now with a month to month lease in place you have flexibility with the tenant.
