and frankly, as an owner of commercial real estate - i don't understand how you wouldn't want an exclusive - THEY WORK HARDER TO MOVE THE PROPERTY.i know i know, open listings are the way to go commercial (to an extent) because the thought process is "well if you've got a buyer, then we'll do business" - but that's really backwards thinking.either way, the 7% they pay isn't going to break their bank and in most cases it's not even a dent in their financials (with larger firms).am i wrong?

My plan is to go to a bank when I have a tenant and seek a 1st mortgage and then use that money to buy my second property and so on so forth , Is this a correct scenario or am I being too simplistic?

That is the Lease Agreement states only two (2) Adults in this case, named on the Lease Agreement, are the only who can reside in the unit, that no Pets are allowed, and that quiet periods are between, 10:00 pm and say 7:00 am...I am not sure you can really say "no parties", because how does one define a "party"?
