There are local credit unions out there who are doing low and no money down conventional loan products with no pmi, you just need to shop around.  

I just finished the BRRRR book by David Greene and it was absolutely fantastic.

So far I have read David Greene's BRRRR book and his Long Distance Investing book.I am primarily interested in building a buy and hold portfolio that produces enough passive income to quit my job.

The numbers make sense as I've laid out below, we did really well on the properties themselves, but I need to find a lender that can look at the end product of this refinance instead of a low credit score up front ( I've tried about 10 different banks).

I read David Greene's book, it said (forgot I read this a while back haha!)

You can 1031 the sale of any property that you purchased with the intent of holding for productive investment use. 

Talk to your lender or loan broker first to figure out what you would qualify for and what loan products are available There already seems to be some confusion on your part.

Never, ever, ever put ANY real estate product in your name.
