I've seen several posts mention Transaction Coordination as a natural beginning point for understanding how deals are initiated & completed, or Wholesaling as another idea.

my wife and I run across properties all the time for sale, so we are going to start selling/wholesaling properties.

I will say this, though - SC just passed a de facto ban on wholesaling, which may slow down the market for these kinds of distressed properties.

I'm thinking wholesaling, JV for acquisitions/renovate/dispositions, etc.

The main motivation for me getting into wholesaling was the fact that I need capital to get into long-term rentals.

First, I'd recommend getting to know what different avenues you have such as wholesaling, buy and hold, developing, "house-hack", etc and seeing what you're comfortable with.
