If you find a multifamily in the right location, i.e. near a college/university, you could still rent by the room.  

I went to college at University at Buffalo from 2013 to 2017 so I am fairly familiar with the area and would love to start my real estate journey there. 

I collected MTR comps and ran the numbers, and found that I might get an extra 15%-20% from a MTR, but I'm not sure if the vacancy rate I plugged in was reasonable (I'm in a mid-size city and my properties are close to Universities, hospitals, and other things that attract MTR tenants, so hopefully I'd have low vacancy...but I like to play it safe with my numbers, so I try to allow for a good bit of vacancy)... ...plus, all the comps I collected were just listings this month, and I don't know how much they're affected by seasonality, so my rent data might not be super accurate... ...maybe I'll give it a test run with one unit that's opening up in May, and see how it goes...

Looking for mentors to help with house hacking in University city 

Located near the University of Notre Dame, while I lived there for two years, I would short-term rent it for games and events and then stay at a family member's house.

I think the partnered schools are somewhat limited, but take a look and maybe the university you're looking at is up there!

@Klejdi Banka College Station has a lot to offer with a solid economy backed by Texas A&M, the largest university in the US (https://en.wikipedia.org/wiki/List_of_United_States_public_u...)But similar to @Shawn McCormick comment about Orlando, we dont see 1% deals very often.
