We gave him an old lease that said he didn't have to pay water (we newly split the utilities in the unit) and he noticed we charged him for water and then we refunded him (although he continued to send us pics of his napkin math that says we didn't refund him enough).   

Yes I understand what you are noting, and I believe on the commercial side of things they are typically not putting their names on the docs like you do for a resi loan but just brokering/underwriting it and collecting a fee as a 1099.

Typically you aren't buying a fixer upper with a conventional loan.

The “work around” in those states requiring licensure is usually to utilize an incensed mortgage broker in that state as originator/broker while you’re the lender.

I utilize a PO Box as well.It wouldn't be hard for our tenants to find out where we live (tax assessor's online tool) ~ But for $50/yearly ... it gives me a bit more piece of mind :)

Also, right now we are utilizing FB but we may change this next year to a platform outside of FB for better interaction and more security.

How messed up the other utilities are, how much has to get torn up and infrastructure done before any rebuilding can take place.
