You’re right, @Dave Foster, I generally prefer to see DSTs used as standalone real estate investments with a 1031 exchange option on the backend.

@David Fanning, maybe you should post what you're trying to do as withdrawing from your pension plan would be closer to a last resort than a first choice when investing for most people. 

You have $80K in your savings account, and you decide you want to invest in real estate.Knowing what you know now, what would you do with your 80K?   

Sure, some lenders are incredibly high on rates, but overall, rates aren't much higher for an investment property than going conventional.I've quoted investors 20 bps higher than conventional and they end up going with me, simply because the loan is low doc, not reported on credit, and they can close in an entity.It's a case-by-case thing, of course.But they aren't looked down upon.
