It generally needs to be in the mid-teens for a typical B-Class value-add multifamily deal.Third is cash-on-cash return, for the same reason as IRR.

Even though it was probably the tenant that did the damage after he vacated the premeisis the insurance adjuster gave me the benefit of the doubt that it could have been vandals or teens getting into mischief.
