It may help to segregate the funds from other operating accounts and then sweep a rent payment from that other account to your operating account each month that it’s earned.

We just did a tank sweep as underground oil tanks are very common in this area for houses of that age.

It's an interesting decision because it's very little cost on one side versus very little risk on the other, as long as you re-review the contract and make sure you did nothing to breach it.I suppose the deciding factor for me would be the wave of landlord hate that's sweeping the pop culture right now, which may inspire some former tenant shenanigans.

@Evan Hughes you can buy and rehab a flip in your IRA (i know a guy that does just that) but you will not have a roll other than coordinating work, you are not allowed to so much as sweep the front porch, think of it this way, do you go to your IRA's custodian and work at their office in exchange for equity?

just like a courthouse foreclosure buyer etc.it is sweeping the country though..
